Potential Corryville demolition up for Livable Communities hearing

An entire city block of historic architecture is up for rezoning and demolition, and will be debated at a City Council Livable Communities hearing this afternoon at City Hall.

Student housing conglomerate Uptown Properties has proposed a new 72-unit student housing project in the Corryville neighborhood, located on the east side of University of Cincinnati’s campus. This comes on the heels of the 120-unit 65 West student apartment complex being constructed on the former Friar’s Club location at the corner of Ohio and McMillan Streets in Clifton Heights. At first glance, the proposal seems feasible, but in order for the project to be completed, the block of 7 historic properties on Euclid Avenue would be razed to the ground.

Many community members and preservationists feel that removing the structures would be a short sighted move for a city that is so rapidly losing its historic urban fabric due to demolishing buildings instead of restoring them. The Corryville neighborhood has lost over half its housing stock to expansions from the local hospitals and the University of Cincinnati.

Danny Klingler, director of preservationist organization OTR A.D.O.P.T., sees no benefit to destroying the properties. “It’s one thing to do blight removal with properties that are condemned or ordered to be vacant, or have problems with lead,” Klingler said. “We have over 250 buildings in OTR that are like that. With these [buildings on Euclid,] though, there’s absolutely nothing wrong with them – you could go live in them right now, they are beautiful on the inside. You wipe them out and you lose something that makes Cincinnati unique. Not only that, but you replace it with cookie-cutter Uptown Rental properties that are less affordable.”

The current buildings are single family homes all built around the same time during the late 19th century in a Victorian style. According to residents, the block is one of the most beautiful and well preserved examples of Victorian architecture in the community. Uptown Properties has a history of converting historic buildings into student housing, yet its more recent projects have a bland, “value-engineered” look to them.

Neil Clingerman, a recent University of Cincinnati grad and former Cincinnati resident, has helped to virtually lead the charge in bringing attention to the potential demolitions.

“I used to live in Cincinnati, but after so many demolitions of historic structures, I felt it had no future,” explained Clingerman. “As a young guy looking to enter the professional world I wanted to be in a place that was alive and was willing to support the urban lifestyle I was looking for. As a result, I left Cincinnati after graduation, and moved to Chicago where I live in a neighborhood that approximates Corryville in era and style, and on top of this is full of activity and is a part of the city that is growing. Corryville can do the same, but it has to realize just how wonderful the buildings it has are, and how this can be used as a catalyst to promote population growth beyond transient students.”

Experts have estimated the new construction could cost potential renters up to twice as much for rent costs, which will drive out low income and student renters who are already struggling with tuition costs. The PLAN Cincinnati Housing Market Study document that current Council members should be familiar with outlines the situation for renters in the area: “The city’s renters experienced a loss of purchasing power during the past decade, as the median rent rose while their incomes declined. In addition, the city lost 7,847 assisted units (vouchers and public housing properties) between 2000 and 2010, making very affordable rentals even more difficult to find.” This information makes tearing down good buildings in order to build more expensive ones with less character hard to justify.

“Corryville has seen a large destruction of its historic building stock for decades. No longer can we accept these demolitions in this distinct neighborhood,” said Charles Marxen, Sustainability Advocate and student at the University of Cincinnati. “This block of Euclid Avenue is one of the most intact streets in the neighborhood, and its loss would provide little hope for buildings enduring the same struggle in the future. Uptown is a very unique area that cannot be recreated. Replacing it with what Uptown Rental Properties is proposing would be a devastating loss to the city’s rich history.”

The Livable Communities committee of City Council will be meeting today in the council chambers of City Hall at 801 Plum Street in room 300. The meeting is from 2pm-5pm, but the item is second on the agenda and will more than likely be addressed around 2.30 pm.

Community members are encouraging those interested to show their support by attending the meeting or writing an email in support of saving the properties to City Council members.

National organization to manage bikes at Riverfront Park

Cincinnati will join the ranks of Chicago, San Francisco, New York City, Washington D.C. and Miami, Florida as another city to utilize Bike and Roll, a nationally recognized bicycle rental and tour company, as the operator of the Bike, Mobility and Visitor’s Center for the Central Riverfront Park. The center is scheduled to open in Fall of 2011, along with the Jacob G. Schmidlapp Stage and Event Lawn, despite recent city budget cutbacks to the Parks Board.

“The Phase I features currently under construction are being built with a blend of previously procured federal, state, local and private funds,” said Willie Carden, Director of Cincinnati Parks. “So this construction work will proceed as we endeavor to open and maintain the park. In the meantime, Common Area Maintainence charges from The Banks development, the Schmidlapp Event Lawn rentals, and rent from the Moerlein Lager House and the Bike Center will begin to generate significant revenues for the operation of the park – attracting thousands of visitors for recreation, socialization and relaxation to the region’s new front door.”

In a true example of public-private funding and ownership, Bike and Park (the Cincinnati branch of the company) will exclusively staff, maintain, and operate the Visitor’s Center and bike rental facilities – including lockers, showers, and toilet rooms – in the park. They will pay all rent and operating costs, and will fully furnish the center.

The Bike and Mobility Center will offer a full range of options for both visitors and Cincinnati residents to enjoy. A wide variety of bikes will be available for rent, as well as strollers, tagalongs, trailers and kids’ safety equipment.

Bike repair services will be available at the center, a relief to bikers in the Basin who have been longing for a bike shop or a place to fill their tires that is in the 45202 zip code. There will also be bike storage facilities for commuters coming in from the Ohio River Bike Trail who want to ride to work. The Visitor’s Center shop will carry bike-related retail items, as well as pre packaged snacks and drinks for purchase.

“The Bike Center will provide more health and recreational opportunities to downtown commuters and visitors than ever before,” said Carden. “Bike and Park is committed to providing outstanding service and equipment to enhance the Cincinnati Riverfront Park experience for all—just as they have done in the dynamic communities in which they currently operate.”

Bike and Roll has built up a vast network of sight-seeing tours for its other locations – visitors can ride around at Fisherman’s Wharf in San Francisco, or Navy Pier in Chicago. Having an experienced, nationally recognized company create new routes, maps and biking experiences will help to shape Cincinnati’s cycle culture for the better, making riding a bike in Cincinnati safer and more mainstream.

Relish Group closes Grammer’s

Grammer’s bar, established in 1872 and a veritable Over-the-Rhine institution, has announced its closure today. The 132-year-old establishment was known for years as a home away from home for Cincinati’s German population, hosting everyone from the Cincinnati Symphony to the Reds.

Grammer’s re-opened in the late winter of 2008, serving beer and a variety of German foods.

Martin Wade, owner of Relish Restaurant Group, purchased Grammer’s from former city councilman and Over-the-Rhine raconteur, Jim Tarbell, who had owned it since 1984. It was the oldest pre-Prohibition German restaurant to remain in Over-the-Rhine. Although tts recent history is one of hipsters and late night dance parties – a decidedly different crowd than the German Singing Baker society to which the space was once home.

Despite the differences, Grammer’s has been beloved by several generations as a unique neighborhood watering hole. Sources say Wade plans to reopen Grammer’s as a restaurant, though there are currently no details as to what type of restaurant and what timeline that would entail. Staff say that the news came as a shock to them after having worked worked throughout Bockfest weekend, serving scores of people and reportedly making a large profit.

“I’m shocked, insulted and disgusted that immediately following one of the most successful weekends in Grammer’s history, this iconic venue was deemed expendable,” said Gavin Richardson, sales and marketing manager for Grammer’s. “This is the end of an era.”

Stuffed on Vine serves up unique burgers in Over-the-Rhine

Michael Daniels and Charlena Calloway have a brand new burger for Cincinnatians to try. The husband and wife duo officially opened their new restaurant, Stuffed on Vine, on March 1. Located in Over-the-Rhine, just a block east of Findlay Market and a few doors north of Tuckers, OTR’s newest eatery seeks to offer affordable food with a homey feel.

Daniels and Calloway both grew up in Cincinnati, but had been living in Atlanta for the past 13 years. The couple moved back home to be closer to family, and job circumstances led to the new venture.

“I developed my Stuffed Burger down in Atlanta, and had been selling them along with home made barbeque on weekends,” Charlena explained. “I’ve always loved cooking for friends and family, and it just made sense to try having our own place.”

Though the actual patty construction is a secret, the signature Big Lene burger boasts a combination of mushrooms, onion, bell peppers, hot sport peppers, four cheeses and mayonnaise tucked inside a generous portion of ground beef. With the exception of a poor rendition from Burger King, Lena’s creation is extremely unique to the area.

“Every bite of the burger is a different flavor experience,” said Calloway. “You’re not allowed to cut into the burger – if you ask for a knife, I’ll say not until you take a bite first!”

Other menu items include wings with a wide array of sauces, made-fresh-daily in house chili, tilapia salad, a variety of sandwiches and a killer take on the Cincinnati coney (according to this writer). The coney is a kosher beef dog with the special chili containing tomatoes, bell peppers, ground beef and a slightly spicy kick. There are weekly specials, and on Sundays folks can stop by for a traditional dinner – $8 buys one meat, three sides, and a bread – for a real Southern style treat.

The owners have signed a one-year lease on the 4,000-square-foot space that was once home to Stenger’s Cafe. The couple has worked to refine the interior – the original bar and counter have been refinished, and the tin ceiling remains in stellar condition. There are small tables along the side wall, classic black and white tile on the floor, and a big screen television near the back of the space for friends to gather to watch sports games over food.

As Michael and Charlena get settled in to their new business in the heart of Over-the-Rhine, they are also excited about the changes that have occured in the historic neighborhood they left in 1998.

“It’s really great, what they’ve done on Vine Street,” said Daniels. “These kids around here are saying, ‘How do you know? You’re not from here!’ but we grew up right around the corner. We remember how it used to be. It’s amazing how quickly the development is moving north. I guess you don’t see it when it’s happening right before your eyes.”

At the end of the day, the duo wants to have a comfortable, reasonably priced community spot where customers will walk away completely satisfied. “It’s like I always say,” Charlena said with a smile, “when the burgers are stuffed, you are too!”

Stuffed on Vine is located at 1720 Vine Street in Over-the-Rhine. The restaurant is open Tuesday through Thursday 11am to 9pm, Fridays and Saturdays 11am to 11pm, and Sundays from 1pm to 8pm. Stuffed on Vine is cash only, and patrons are asked to call ahead for the Sunday menu at (513) 338-7657.

ArtsWave presents free art, CAC party

The arts are an essential part of a vibrant neighborhood. From Paint the Street to serindipitous performance art, local nonprofit ArtsWave is actively engaging Cincinnati through music, visual art, and performance. The organization raises money to assist over 150 arts organizations in the area with sharing art experiences in their community.

“Greater Cincinnati’s diverse arts scene is part of what makes this city so great,” said Margy Waller, VP of communications at ArtsWave. “The fantastic anchor institutions pull artists into the community – along with students at UC, in DAAP and the Conservatory of Music. Now these students and recent grads are doing all sorts of experimental, innovative artwork in Over-the-Rhine, on the streets, and in community arts centers.”

For those looking to get involved with local arts, ArtsWave’s group Friends for the Arts are for individuals who want to get more involved in Cincinnati’s vibrant arts community. There are both volunteer opportunities as well as social events – the annual Party is this Friday, March 4th at the Contemporary Arts Center.

$30 tickets ($26 in advance) are the gateway to an evening of celebrating arts in the community with friends, food and serendipitous art. Admission also includes access to the galleries.

Another fun way to get involved with local arts is through the ArtsWave app – now for iPhone, coming soon for Android. With iSpyArt, community members are encouraged to record the “art all around us” by taking pictures and submitting them to a hosted “gallery” – even those without mobiles can participate through the website.

In past years ArtsWave has hosted one Saturday Sampler Weekend, crammed full of free arts activities to participate in all over the region. To celebrate their 25th anniversary, this year the events have been spread out over the course of six weekends. The ArtsWave Sampler Weekends celebrate the creative things — music, dance, theater, museums, and festivals — happening in large and small ways throughout the region. These weekends are great opportunities for families, friends, and neighbors to connect with one another and experience the arts through free events.

There are four Sampler weekends left in which to experience a dizzying array of free art experiences – March 12, March 26, April 10 and April 16. There is a searchable online tool on the ArtsWave website as well as downloadable PDFs that will make planning easier. Not only are many of the events family friendly, but there are also interesting offerings for a (slightly) more grown up crowd.

Check out the Cincinnati Ballet on March 12 from 12.30-5 to see and participate various performances – belly dancing, martial arts, ballet and a ska band. The Sunday Gospel Brunch on April 10 offers free breakfast and a concert from a choir composed of area churches (RSVP 513.632.0112). Calculus: the Musical! explains math in a fun way at the Know Theatre, also on the 10th. And on April 23, take a tour of various ArtWorks murals along the Central Parkway corridor.

The wide variety of arts organizations in Cincinnati is a treasure. Take the time to check out some of what they have to offer soon.
