Proposed Clifton Heights Development Would Demolish Historic Christy’s & Lenhardt’s

On Tuesday, developers presented an initial concept to the CUF Neighborhood Association (CUFNA) for a proposed development at the southeast corner of W. Clifton Avenue and W. McMillan Avenue.

The development team of Gilbane and Optimus, is proposing a six-story, mixed-use development that would include 210 student apartments, street-level retail, and a 245-space parking structure. A total project cost has yet to be defined.

Developers say that the two-story parking structure would be hidden by the larger apartment portion of the development, and mention that there would enough room for two retailers along both Clifton and McMillan Avenues.

“The building has an urban character that reflects and harmonizes with the new retail and residential complex across the street,” developers explained in a project report obtained by UrbanCincy. “A dramatic reduction of building scale happens as you turn the corner onto Lyon Street. The majority of this elevation is only two stories high and contains residentially scaled punched openings that are at the base of the Clifton elevation.”

Representatives from Gilbane and Optimus also say that the development will have “abundant” bicycle parking in addition to the spaces provided for automobiles.

Should everything go according to plan, the development team says that construction would start in May 2014 and open in August 2015.

The more than four-acre site currently has several houses on it along Lyon Street, the Clifton Natural Foods building, the historic mansion that is home to Christy’s & Lendhardt’s Fine German Dining, and a surface parking lot.

According to University of Cincinnati engineering student Ryan Lammi, who attended Tuesday’s meeting, the developer implied that the development could not go forward unless both buildings located along W. McMillan Avenue were demolished.

So even while the development presents a large investment in the growing neighborhood, not everyone was pleased with the initial concepts.

“The council was adamant about saving Christy’s and keeping a local retailer like Clifton Natural Foods, citing other projects that have brought national chains,” Lammi explained. “They were also pretty upset about demolishing the building at the corner because its [sic] the gateway to the last of the old building stock.”

Local historians point to the mansion housing Christy’s as a significant piece to the city’s beer brewing heritage. According to Steve Hampton, executive director of the OTR Brewery District, the mansion was built by Christian Moerlein as a wedding gift for his daughter in 1881.

Posing a potentially significant hurdle for the development would be the mansion’s pending historic designation.

“CUF has sent a request to the Urban Conservator requesting a designation hearing along with a formal designation application,” said Hampton, who went on to clarify that a hearing date has not been determined.

The process of attaining such designation, Hampton claims, would protect the property from demolition, under city law, until a final ruling is made.

The development team’s current schedule calls for initial site due diligence and inspection work to be completed by May of this year, followed by an eight-month period for the necessary project approvals.

As the project moves forward, Lammi says that students and neighborhood residents plan to be very involved, and intend to meet on Saturday, February 9 at 2pm to discuss the proposal at Rohs Street Café. He says that the meeting will be open to anyone interested in attending, and will offer a venue for people to voice their concerns and opinions on the development.

PHOTOS: The fire that almost took down Cincinnati’s iconic Old St. George

Today marks the five-year anniversary of the fire that nearly destroyed one of Cincinnati’s great 19th century landmarks, and took down the Old St. George’s iconic twin steeples.

Designed by famed Cincinnati architect Samuel Hannaford, the western steeple at Old St. George caught fire and quickly spread to the adjacent steeple. The electrical fire on February 1, 2008 brought an ignominious end to the steeples that stood handsomely above Calhoun Street for 130 years.

Those who feared what remained of the church would be condemned awoke the next morning to news that the sanctuary and towers suffered no critical damage, but within days, crews removed what remained of the steeples and installed caps over the towers.

The church saw a variety of reuses throughout the 1990s following its closure as a place of worship in 1993 when it was merged with St. Monica’s just six blocks away. Since going into foreclosure in 2004, however, the building has sat vacant with the occasional redevelopment proposal, including one that would have demolished the structure for a new Walgreens.

In response to the proposed demolition, the Clifton Heights Community Urban Redevelopment (CHCURC) purchased Old St. George for $1.6 million. Since purchasing the building in 2005 very little has happened.

“Part of our mission is to preserve architecturally significant buildings in the neighborhood,” Matt Bourgeois, CHCURC Director, told the Business Courier in March 2012. “It’s one of the more prominent buildings you’re ever going to find.”

Current plans call for the historic church to undergo a $22 million renovation that would transform the space into an 80-room hotel and events center.

A decade later, Cincinnati still debating streetcar issue.

More than a decade has passed since Cincinnati’s debate over building modern streetcars began. During that time Cincinnatians have consistently voted in a majority of City Council and a Mayor that support the idea of building a modern streetcar system, regional planning, Cincinnatians have cast their votes in favor of not one but two public votes on the project, national acclaim, completion of 100% designs, purchasing agreements, operation agreements, an official groundbreaking, and city officials have secured the necessary funding to build the first phase of the project from the central riverfront to the northern reaches of Over-the-Rhine.

After all of this, we think it is time to move on and focus on other issues facing our city. Issues like pension reform, public safety, bicycle infrastructure, zoning code reform, economic development in all 52 neighborhoods, the enhancement of public services Cincinnatians have grown to love, and many more. The public spotlight is nothing new for Cincinnati’s $125 million streetcar project, but it’s a factor supporters are getting increasingly tired of dealing with. Facing new delays and political controversy, the streetcar is once again in the news — and, for better or worse, this year’s mayoral campaign will keep it there for much of the coming year.

Despite the streetcar’s momentum — which proponents admit was literally slowed by recent news of the project’s delay until 2016 — the project will serve as one of the main talking points for former council member John Cranley in his attempt to beat out current vice mayor and council member Roxanne Qualls, a streetcar supporter, for the mayor’s seat in November.

But should it? At this point, most of the funding for the first phase of the streetcar is set, and voters have approved the project twice through the 2009 and 2011 referendums.

Following Zipcar’s Cincinnati expansion, car-sharing company acquired by Avis

Just 49 days after Zipcar announced that it would expand its services in Cincinnati, the car-sharing company announced that it had struck a deal to be purchased for $491.2 million by Avis.

The move by Avis, into the car-sharing sector, follows those of Enterprise and Hertz, and is seen as a critical evolutionary step for the traditional car rental company.

As the nation’s largest car-sharing company with more than 760,000 members, Zipcar offers its customers a way to move about urban environments without needing to own a car. Their slogan – “Wheels when you need them” – has increasingly hit home with young people that have been migrating back towards urban centers and ditching their cars.

According to the U.S. Department of Transportation (DOT), overall vehicle-miles traveled (VMT) have reached their lowest levels since 2003, and that per capita VMT to levels not seen since 1998.

Furthermore, the University of Michigan Transportation Research Institute has found that teenagers are delaying the pursuit of getting their driver’s license with just 31 percent of 16-year-olds getting their driver’s license in 2008.

“By combining with Zipcar, we will significantly increase our growth potential, both in the United States and internationally, and will position our company to better serve a greater variety of consumer and commercial transportation needs,” said Ronald L. Nelson, Avis Budget Group chairman and chief executive officer. “We see car sharing as highly complementary to traditional car rental, with rapid growth potential and representing a scalable opportunity for us as a combined company.”

While car-sharing continues to see explosive growth locally and nationally, now estimated to be a $400 million industry, it is yet to be seen what the merger will mean to car-sharing customers wary of getting behind the wheel of a “traditional” car rental company.

Wrote Adam Richardson in the Harvard Business Review, “Any time an incumbent acquires a disruptor there are challenges, and in this case, they stem from the very core of Zipcar’s existence: how it has created a sense of community with its customers and how it has used technology to create a scalable user experience that its customers love.”

Naturally, Zipcar leadership expects bright days ahead with more cars at more locations, new service offerings, and similar levels of service.

“This is a major win for Zipsters around the world,” Zipcar management wrote in an e-mail distributed to its customers. “With the global footprint, backing, and talented leadership of Avis, we’re going to step on the gas.”

Car-sharing has been available in Cincinnati since 2011. Rates start at $8.50 per hour, and 11 cars are available at five different locations in the Central Business District, Over-the-Rhine, Clifton Heights and Corryville.

The Heights Music Festival kicks off tonight with over 60 performances

Local music will be featured this weekend as The Heights Music Festival returns for its seventh installment. Over 60 performances will take place on Friday and Saturday nights, spread across five Clifton Heights venues within a short walk of each other.

Performers will include local favorites like The Frankl Project, Hickory Robot, and The Natives, along with newer acts such as DAAP Girls, Buenos Crotches, and Oui Si Yes. Some regional acts will also be featured, like The Regrettes and Shrub, both from Columbus. Performances at Mac’s Pizza Pub, Baba Budan’s, Christy’s, and Roxx Electrocafé are open to ages 21+, while Rohs Street Cafe is open to all ages. Tickets can be purchased at any of the participating venues, and cost $5 for Friday night or $10 for both nights.
