PHOTOS: Grandin Properties Completes $1.6M Renovation of 135-Year-Old Hummel Building

Ninety years after the founding of the City of Cincinnati, in a day when Over-the-Rhine was home to over 40 breweries and Barney Kroger was still writing his business plan; three men sat in a saloon along Vine Street finalizing the design for Music Hall and a property adjacent: 1401 Elm Street.

The triage of architect Samuel Hannaford, Cincinnati political boss George Cox, and construction contractor George Hummel built 1401 as mixed-use development. In addition to multi-family homes, the property included the Hummel Family Market and the ever-popular Hummel Saloon.

Erected in 1878, the structure has withstood the test of time allowing for modern-day developers, Cincinnati Center City Development Corporation (3CDC), Hudepohl Construction, and Grandin Properties to rehabilitate it 135 years later.

The $1.6 million project was celebrated with a ribbon cutting ceremony attended by Chad Munitz, Executive Vice President of 3CDC, Vice Mayor Roxanne Qualls (C), Cincinnati City Manager Milton Dohoney, Councilmember Laure Quinlivan (D), and Peg Wyant of Grandin Properties.

The Hummel Building, which is now home to a 1,900 square-foot restaurant space and four condominiums priced from $270,000 to $375,000, is also the first Over-the-Rhine project for Grandin Properties.

A company best known for their work in upscale suburban neighborhoods such as Hyde Park, Grandin invested in 1401 Elm for both its historic significance and recent resurgence of the urban lifestyle.

“Cincinnati is reinventing itself as a hub of influence and innovation,” stated Grandin CEO, Peg Wyant at the ribbon cutting ceremony last week. “Grandin Properties is very pleased to be a part of it.”

Just around the corner from the Hummel Building, crews continued roadwork in preparation for the Cincinnati Streetcar.

“It is exciting to see this property link up with the streetcar,” noted City Manager Milton Dohoney. “Great things happen as we continue to invest in the city with the help of 3CDC.”

The Hummel Building is the second of seven projects to be completed during the fifth phase of 3DCDC’s redevelopment work in Over-the-Rhine. Other properties include Republic Street Lofts, Tea Company Townhomes, Westfalen II, B-Side Lofts, Mercer Commons, and Nicolay, as well as the Bakery Lofts which opened earlier this year. Hummel’s first floor restaurant is slated for a public debut on November 26, 2013.

The City of Cincinnati and 3CDC have financed more than $315 million in redeveloping Over-the-Rhine since 2009. The 110-square block neighborhood is home to the largest concentration of historic structures in the United States: 943 buildings. To date, 103 of those buildings have been restored or stabilized through the work of 3CDC.

PHOTOS: A Look Back at Spring in the Queen City

We have had an eventful spring at UrbanCincy. We’ve had our monthly URBANexchange events at Moerlein Lager House, we hosted the 2013 edition of Bikes+Brews, produced original videography and photography, and dozens of original stories.

Our annual Bikes+Brews ride on May 4 attracted our largest crowd yet and we traveled from Findlay Market through Over-the-Rhine, to Nicholson’s Pub in the Central Business District, across the Ohio River to Keystone Bar & Grill in Covington and The Elusive Cow Cafe in Bellevue, and then back across the river to Via Vite at Fountain Square.

Our URBANexchange events, meanwhile, continue to attract people who are new to Cincinnati and those that are interested in getting more involved with the growing urbanist movement in the Queen City. These events are smaller than the Bikes+Brews ride, but they tend to attract one to two dozen people to the biergarten at Moerlein Lager House. Hopefully we’ll see you at the next one on Wednesday, July 10 from 5:30pm to 8:30pm (come and go as you please).

URBANexchange Returns Tomorrow

Summer is in full swing and what better way to enjoy it than to grab some beer, eat some pretzels and meet new friends! URBANexchange returns this Wednesday evening at 5:30pm at the Morelein Lager House for our fourth URBANexchange of the year. The event is located at the Lager House’s biergarten which overlooks the scenic Jacob G. Schmidlapp lawn in the Smale Riverfront Park.

The goal of the URBANexchange gatherings is to maintain a monthly event where fellow urbanists can gather to discuss what’s going on in the city, and meet others with similar interests as their own.

The event is a casual way to unwind from the day and an opportunity to meet similar like minded people. There is no formal presentation or formal anything. And as always there is no cover charge for attending.

We encourage people to come out, bring some friends, and make some new ones.

“I’ve been to many of the events this year and its been a great way to meet new people and have great discussions,” said Andrew Stahlke, a frequent visitor to URBANexchange, “There’s a wide range of discussions and people from different backgrounds and all walks of life.”

As usual, we host a small raffle at the end with prizes. At this month’s event we’ll be giving away two gift certificates to the Morelein Lager House.

PHOTOS: U Square at The Loop Almost Entirely Leased

On Thursday Towne Properties partner Arn Bortz led the media on a tour of U Square @ The Loop, the $80 million mixed-use project stretching several blocks adjacent to the University of Cincinnati campus.

The project broke ground in January 2012 and a move-in date of August 1 is scheduled for apartments.

According to Bortz, the project’s street-level retail and upper floor apartments are each 85% leased. The project’s office space has been leased to the University of Cincinnati and talks are ongoing to attract a hotel to remaining space along McMillan Street.

The planned hotel for the site will be competing against a flurry of new hotel developments throughout Cincinnati’s urban core that are adding hundreds of new rooms to the market, including a proposed rehabilitation of Old St. George into a 60-70 bed hotel just blocks away.

Once completed, Bortz anticipates that the hotel at U Square @ The Loop to be approximately as tall as the apartment building on the project’s western block.

The developers also announced that the project achieved Leadership in Energy and Environmental Design (LEED) certification, which qualifies the project for a 15-year city tax abatement, due to its proximity to public transportation and a variety of design decisions including choice of windows and use of Energy Star appliances in apartment units.

Bortz also explained that the project’s two city-built parking garages will not be subject to any lease of the city’s parking facilities.

More than 20 retailers have been named as tenants of the 80,000 square feet of retail, including: Altar’d States, bd’s Mongolian Grill, Body Central, Chase Bank, Elephant Walk, Euro Wax, Firehouse Subs, Great Clips, Highway 55, Keystone Bar & Grill, Lime Fresh, Moksha Yoga, Mr. Sushi, Orange Leaf, Rally House, Rue 21, Starbucks, The Brass Tap and Waffle House.

PHOTOS: 2013 DAAP Fashion Show Dazzles Sold-Out Crowd

When the College of Design, Architecture, Art & Planning puts on their annual DAAP Fashion Show at the University of Cincinnati, it is the hottest ticket in town. The region’s best fashion designers show off their work to their families, friends, and potential employers as they make their fabulous exit from DAAP, and sometimes Cincinnati.

This year’s DAAP Fashion Show was the 62nd year of the event, and it was held last Friday inside the University of Cincinnati’s architecturally acclaimed Campus Recreation Center.

Hundreds packed the event, which was hosted by 1985 DAAP graduate David Meister. and featured the work of the School of Design’s Fashion Design and Product Development departments. All 52 of the following photographs were taken by Jake Mecklenborg for UrbanCincy.
